Residents’ Association

All residents are welcome to participate in the association’s activities and attend meetings. We may often ask for help with various tasks such as leaf clearance and general maintenance in the street. You can expect to receive pleas for help from time to time. We also hope that as many of you as possible will agree to join our litter rota, as litter is not collected by the Council and the more who join the rota, the less often we all have to do it. Road charge 

The annual charge for road maintenance is set by the Annual General  Meeting each autumn. Barnmead Road would cease to function either as a community or as a thoroughfare without your contributions. We have one of the best-maintained private roads in Beckenham and repairs are done on a quarterly basis. If the surface of the road is to be maintained, we need your contributions. If you do not pay, other residents subsidise you. Last year, unpaid contributions amounted to more than the cost of one session of repairs.

Finance

Your contributions are used in a variety of ways to maintain Barnmead and Plawsfield Roads and to undertake necessary company business. Expenditure is generally very frugal, as many residents undertake work on a voluntary basis and use their own facilities. Expenditure is normally limited to:

  • Road and footway maintenance

  • Planting and weeding

  • Tree maintenance

  • Audit

  • Insurance

  • Unavoidable committee expenses

 

Projects 

Vast improvements to the street lighting were achieved in recent years with the help of Bromley Council. Other projects have to be undertaken from the street’s funds. The replacement of kerbstones is an ongoing project. At present, we are also investigating with Bromley Council what other initiatives might be possible to improve our environment, calm traffic and regulate parking. Suggestions for other projects are always welcome. Contact the committee or come to the AGM.

Planning

Living in a conservation area means that you should pay close attention to planning regulations when considering any modifications to your home. 

Residents need to pay particular attention to planning guidance, as the council has in the past caused residents restore developments (however in keeping they may seem), if they have been proceeded without consent.

"The Council will expect all proposals for new development to conform with the character of that section of the Conservation Area surrounding the proposal site and with the general character of the area, especially in regard to the scale and height of construction, location with a plot (where material), design and materials used. It is hoped that all improvement works will take account of the character of the buildings and alter them as little as possible."

Residents need to be particularly mindful of the Article IV direction as outlined in the welcome pack.

Allotments

There is an area of allotments at the east end of Barnmead Road with plots available at very moderate annual cost. Many local residents have plots and are a source of invaluable guidance for the inexperienced (they may also present you with cuttings and produce!). There is a very sociable atmosphere, interspersed with quiet, fresh air and birdsong.
